They reckon that they've probably recovered most of the plutonium 
deposited when the Range Safety Officer destroyed an H bomb equipped 
rocket immediately after launch. This used to be the site of the 
world's only Plutonium mine :-)

The chemical waste storage bunkers have been removed and it's quite 
possible that there's no serious contamination left from them.

Thor launch pads (last used for H bomb launches) have been totally 
removed.
Basic pads on south side remain but have no facilities.

Buyer would have to source own power and water.

Existing wildlife refuge and obligations is included in the deal.

Runway (used to handle C5's and 747's) has seen better days.
Golf course "would need work."

Anyone intending to again use this as a base for atmospheric testing 
of nuclear weapons would need to obtain suitable authorisation.

Is and remains US territory.

More seriously, it would be a superb satellite launching location.
