OK, for the second part of this project idea, I would like to transmit
simple codes over the 48VAC lines similar to X10 type I suppose.  Just an
address and data, and not bidirectional.

Codes and such to put out serially isn't an issue, the coupling and
decoupling to the AC is the trickier part.  I'd assume some sort of smallish
1:1 transformer and then what?
